Social housing unites robust construction, design flexibility, and thoughtful housing diversity

Creating social housing that balances distinctive design with exceptional living quality is no small feat—especially when working within tight spatial constraints and strict building codes. For a housing developer in Ludwigsburg, Schilling Escher Steinhilber Architects delivered a compelling answer: a multi-family residence that seamlessly merges economic efficiency, architectural distinction, and genuine social responsibility.

The design was conceived with a single priority: maximize the site's potential while delivering 31 apartments across 2,384 m² in compliance with subsidy requirements. Yet functionality alone wasn't enough. The architect and client shared a vision to honor residents through architectural quality and exceptional living experiences—reflected in premium materials, a welcoming entrance hall, and a generous shared terrace. Working within the development plan's strict parameters and the uniform character of neighboring structures, the team found room for creative expression. The result: a multi-family building with restrained elegance, sharp detailing, and a distinctive presence that complements its surroundings while standing confidently apart. Stepped massing, recessed balconies, and through-passages create visual rhythm, accented by colored and white rendered surfaces. The solid brick envelope—chosen deliberately—promises durability, resilience, and minimal upkeep. Notably, the building forgoes thermal insulation composites in favor of a more sustainable approach.

Precast concrete frames accentuate the loggias and provide deliberate visual emphasis. Building systems were engineered for both economy and user convenience. Rather than underfloor heating, the project opted for traditional radiators—a choice that delivers faster response times and reduced maintenance expenses. Throughout construction, the team partnered with regional tradespeople who upheld rigorous quality standards and kept the project on schedule from start to finish.
