Nordic Design for an Exceptional Lakeside Community on Lake Ammersee

"Lagom" – a Swedish concept gaining traction as the philosophy behind mindful, balanced living. Meaning "just right" – neither too much nor too little – it inspired Lynx architecture's design for this residential park on Herrsching's northern edge, commissioned by Munich-based developer Bauwerk. The result is striking: a collection of understated houses clustered around a historic villa, their wooden façades lending an effortlessly elegant touch. Positioned just 100 metres from Lake Ammersee's shoreline, the setting is nothing short of exceptional. The S-Bahn connection is minutes away, while Munich lies just half an hour south by car.

The development encompasses a diverse mix of residential types. Along the street frontage stand five of the complex's 31 houses, containing 36 owner-occupied units ranging from 36 to 122 m². Inspired by the rhythms of lakeside shipping, ship-bow-like projections and recesses animate the two 60-metre apartment blocks, their light grey façades bridging the landscape between water and forest. Behind the front row, 17 four-storey terraced houses—each 136 to 216 m²—run east-west, wrapped in alternating bands of dark brown wooden slats and grey plaster. At the heart: four semi-detached homes. Along the woodland edge: five detached villas. These luxury offerings feature dark timber cladding that echoes the surrounding tree bark, private gardens, and expansive floor-to-ceiling windows flooding interiors with light—all on 190 m² of generous space ideal for families. An underground car park keeps the complex traffic-free, while landscape architects have shaped the grounds into a park-like setting. High-performance silicate finishes protect all wood surfaces, eliminating the need for repainting for years to come.

Every home features premium finishes: underfloor heating, water treatment systems, terraces, loggias, and balconies finished in natural, enduring materials like light oak parquet. Green roofs amplify the ecological value of the site. The architects have crafted an intimate neighbourhood that transcends mere construction—it's a holistic vision that earned the prestigious Iconic Award 2020 for its seamless integration of progressive design and thoughtful communication.
