Smart Attic Conversion

Two bedrooms, a new bathroom, and exposed beams – the key elements of a beautifully renewed attic.

The attic of this detached home in Obermenzing had already been converted, but as the two daughters grew, the space quickly outgrew their needs. A shared bedroom no longer worked for the young women. The Munich-based architecture firm FV2 Architektur was brought in to assess the possibilities. It became clear that a complete redesign of the attic floor plan was the only solution. FV2 took on full implementation planning, managing every detail from structural design to custom furniture and lighting. The renovation required relocating the bathroom and transforming it into a bright, daylit space through the addition of a skylight. The new bathroom now nestles between the two freshly created bedrooms. To maximize usable space beneath the sloping roof, the shower was positioned within a niche in the left bedroom—a practical solution that became a design highlight when clad in striking turquoise tiles. Both bedrooms benefit from natural light via gable windows and skylights. The architectural niches created by the new layout accommodate custom oak veneer cabinetry and beds. A luminous hallway flows from the staircase and front bedroom to the second girl's room on the opposite gable end, creating ample room for built-in storage along the roofline. An new oak parquet floor throughout completes the warm, inviting atmosphere.

Exposing the timber roof structure proved even more ambitious than reconfiguring the floor plan—and was the first priority in the renovation sequence. The interior partition walls and drywall covering were stripped away, revealing the original wooden beams and struts beneath. After careful cleaning and sanding, these architectural elements now grace every room, forming the second major highlight of the refreshed attic. The newly installed wall surfaces were whitewashed to complement the timber. Contemporary slim-line radiators ensure comfortable heating throughout the colder months. The entire project unfolded over six months, transforming an awkwardly compartmentalized layout into a bright, open 32 m² living space that feels both modern and welcoming.
