Spreeoffice sits between the East Side Gallery and the Spree riverbank

The new seven-storey Spreeoffice building stands at the heart of Berlin's rapidly expanding Ostbahnhof district in Friedrichshain, completing a prominent office and service hub. Positioned within the historic Postbahnhof grounds, the site commands an enviable location—steps from the East Side Gallery and within sight of the Mercedes-Benz Arena. Designed by Tchoban Voss Architekten alongside a hotel companion building finished shortly before, both structures share a cohesive architectural language through their form and material vocabulary.

Like its hotel counterpart, the office building's natural stone façade showcases polished Kohlplatter shell limestone—some sections subtly fluted—and is organized into two distinct zones: a two-storey base spanning the ground and first floors, and the standardized storeys above. Both structures echo a unified façade composition of overlapping pilasters and cornices. Yet where the hotel prioritizes privacy with substantial stone surfaces and narrow fenestration, the office building embraces transparency. Generous floor-to-ceiling glazing opens the façade, bathing interiors in natural light and offering panoramic vistas across the Spree toward Kreuzberg's riverbank.

The ground-floor arcade features a two-storey aluminium and glass envelope—mirroring the hotel's design language. Natural stone pillars frame the colonnade along the street frontages, while corresponding pilasters articulate the courtyard elevation between glass panels. The reception lobby, accessed from the Mühlenstraße colonnade, benefits from a double-height atrium that amplifies its sense of spaciousness.

The office floors maximize adaptability through column-free layouts, seamless ceilings, a rational 1.35-metre façade module, and flexible building systems—allowing everything from traditional cellular offices to expansive open-plan configurations. Below ground, an underground car park provides eleven parking spaces, 44 bicycle racks, and seven dual-port EV charging stations.
