Redesigned according to New Work principles

A new corporate home with inspiring workspaces and collaborative areas

What does the client – one of southern Germany's largest housing cooperatives – need from a 3,000 m² space? How does the team operate? Which spatial layouts best support collaborative work in its many forms? Scope Architects conducted several workshops to understand the needs of future occupants. From these insights emerged a concept for reimagining the 1980s building as a modern workplace. The result: a forward-thinking office design that fosters change, growth, and agility through thoughtfully varied work environments. The renovation created a new headquarters for Flüwo – a space where employees can collaborate effectively while enjoying areas designed for informal exchange. The coworking concept uses shared meeting and communication zones, with dedicated sublet areas for partners. This collaborative approach energizes the workplace with innovation and vitality. Beyond a central work café, the building features creative zones, trainee workstations, workshop areas, meeting rooms, and a flexible restaurant on the top floor. Intimate seating nooks support focused work and networking on the creative floor. Both closed and open communication areas accommodate different preferences, while plants and acoustic elements provide privacy throughout the open workspace. A guest café invites visitors to connect and collaborate.

Creating barrier-free access required thoughtful interventions in the building's structure and exterior. The result is a welcoming entrance that guides visitors with clarity. Upon entering through the generous vestibule, the headquarters reveals itself in a carefully composed palette of natural materials and warm neutrals. Distinctive graphics drawn from Flüwo's cooperative values orient visitors throughout the space and create memorable touchpoints. The renovation also integrated a comprehensive building systems approach – smart acoustics, lighting, and climate control working in concert – to ensure an inviting and comfortable work environment.
