A Luxurious White Villa Designed for Comfort

A spacious 1,207-square-metre plot provided Munich architects Jacob&Spreng with the ideal canvas for their vision: a striking white villa featuring an additional outdoor living space anchored by a swimming pool. Completed in 2020, the lush gardens have matured beautifully, thanks in part to the thoughtful landscape design by BUK Garten- und Landschaftsbau from Oberhaching. Their design zones the various garden areas with layers of plantings in diverse species and rich colours, all thoughtfully adapted to the site's natural topography. The residence itself employs traditional brick construction, with its basement level wrapped in natural stone that anchors the home. Above this solid base, the upper storey appears to float—its white-rendered walls topped with a gently sloped green roof. Carefully positioned loggias and a pergola-like extension ensure the home feels light and inviting despite its considerable size. The angular pool house across the courtyard echoes the same vocabulary of natural stone and refined simplicity, creating a defined outdoor courtyard—the true "room" of this home—with the pool as its centrepiece. Even with the open flow throughout, this arrangement of alcoves, seating terraces, and additional pergolas offers abundant spots for rest and relaxation. An outdoor kitchen adds another dimension to summer living, while the sauna within the pool house extends comfort into the cooler months.

The living interior revolves around its fireplace—a natural anchor between the adjoining living room and the combined kitchen-dining hub. An ingeniously positioned "utility core" subtly defines an arrival zone while housing essential functions, abundant storage, and a secondary kitchen.

An open staircase ascends to the upper floor, which thoughtfully separates the parents' and children's quarters. The parents' side features a dedicated study alongside a connected sequence of bathroom, dressing room, and bedroom—all opening onto a generous balcony. Across the way, two children's bedrooms each have ensuite bathrooms and private loggias. Floor-to-ceiling windows and doors throughout the partially glazed façade blur the boundary between interior and exterior living. The basement dedicates itself primarily to entertainment and active pursuits. A daylit multipurpose room welcomes family and friends for movie nights, billiards, table tennis, and socializing—with guest accommodation available as needed. The home encompasses 336 m² of living space, with outdoor areas almost matching that size—becoming the primary living zones during summer months. Underfloor heating, powered by geothermal heat pumps beneath the property, keeps the home comfortable year-round.
