Energy-efficient renovation enhances quality of life across five residential complexes

Building Tomorrow

Strategically positioned across from Europaplatz in Herne, the cooperative housing association Wohnungsbaugesellschaft Herne Süd eG manages five residential buildings containing 92 rental units. Originally constructed between 1976 and 1977, these six- to seven-storey structures needed comprehensive energy-efficient modernization and environmental improvements to preserve quality, affordable housing in an urban setting. The project forms part of the Innovation City Ruhr initiative and received support from federal and North Rhine-Westphalian funding channels via NRW.Bank. When Tor 5 Architekten began their assessment, the buildings presented a dated appearance: the dark facade at the busy intersection felt unwelcoming, narrow entrance corridors lacked accessibility, and dimly lit hallways created a sense of unease. The courtyard was dominated by austere paved surfaces, parking, a waste collection area, and a modest playground. The transformation, completed between 2018 and 2024, is remarkable. The facade now radiates warmth through refined, sustainable materials—light-colored plaster paired with vibrant clinker brick detailing—creating an inviting urban landmark. Generously proportioned windows and awnings frame the new entrances, drawing natural light deep into the corridors and courtyard spaces. This occupied-building renovation tested the Bochum-based architects and craftspeople, demanding meticulous coordination and transparent communication. Balconies gained improved access and increased daylight. Triple-glazed windows with integrated ventilation enhance thermal performance. Upgraded elevators and newly accessible routes strengthen barrier-free circulation throughout. A shared terrace now crowns the roofline, with green roofing covering the remaining expanse. The partially raised courtyard maintains full accessibility, preserving the sunken playground as a distinct zone. Lawn, seating clusters, expanded play zones, and tiered steps enhance the outdoor experience. Hedgerows frame tenant terraces while new bicycle facilities support sustainable mobility. The single-pipe heating system was retained and updated with new condensing boilers in both central plants, now paired with air-source heat pumps for hybrid efficiency. Every intervention meets environmental certification standards, and the buildings now perform to contemporary new-construction energy codes.
