The TMM Forum stands as a beacon of innovation at Phoenix West in Dortmund

Phoenix West has become home to a thriving ecosystem of innovative startups and established firms in micro and nanotechnology, as well as IT. In mid-2020, the Dortmund-based family business TMM unveiled a striking addition to the former Hoesch blast furnace site: the radiant white TMM Forum. The choice of location was no accident. TMM founder Prof. Michael Hoffmann once worked for the Hoesch Group, and his decision to build here reflects a deep connection to this pivotal chapter of his career. TMM's own offices occupy the fourth floor, which commands spectacular views; the second and third floors are leased to external tenants. The ground level features a versatile event foyer, two conference rooms, a gaming lounge, a welcoming bistro with outdoor terrace, plus additional office and technical spaces.

An elegant powder-coated aluminium façade frames the building's floor-to-ceiling windows across a 7,400 m² site. Accessible from both north and south, the building welcomes visitors into a soaring 17-metre entrance hall. Architecturally refined bridges span the space, connecting rental units floor by floor from west to east. Ship deck wood parquet—used throughout the entrance hall, gallery, and bistro—exemplifies the calibre of materials selected throughout. The rental units feature premium sound-absorbing carpet. The floor plan prioritizes both clarity and adaptability, supported by excellent acoustics and top-tier technical systems. The entire building is designed barrier-free, including a wheelchair-accessible eight-person lift. Climate control is carefully orchestrated through continuous regulation of heating, cooling, air circulation, and solar gain. Individual external blinds and a fresh-air ventilation system work in concert to maintain optimal comfort year-round.

The design philosophy places occupant well-being at its core: inviting communal spaces dot every floor, a state-of-the-art fitness facility is at residents' disposal, and an elegant bistro with 46 seats plus a 40-seat terrace encourage lingering and connection. A photovoltaic array crowns the roof, and the building exceeds EnEV standards (KfW 55 certification). One hundred parking spaces are provided.
