The double-X design creates expansive views and optimal separation from neighboring structures

Around Mainz's historic harbor basin, a vibrant new district is taking shape—a dynamic blend of residential, workplace, and leisure spaces. At the heart of the "Hafenkai" development sits Pandion Doxx, a striking addition that commands attention from its singular vantage point: a quay extending into the harbor itself, offering waterfront vistas on all three sides. "The building's exceptional position and bold architectural presence make it a natural landmark," notes Michael Schumacher, co-founder of schneider+schumacher. "It's poised to become a gathering place for residents and visitors alike." The design features a distinctive double-X silhouette in shimmering gold, housing 168 residences and underground parking—conceived in collaboration with bb22 Architekten.

This configuration delivers multidirectional sightlines, optimal natural illumination, and generous setbacks from adjacent structures. Yet the architects pursued something more ambitious: a building that speaks to its surroundings. The design strategically preserves views of the historic wine warehouse across the way—a thoughtful gesture that respects the harbor's architectural heritage.

Apartments occupy the upper four of six floors, while the elevated ground level opens generously to the public realm, animated by shops and dining venues—a distinctive feature for a site surrounded by water on three sides. Building entries tuck into the rounded base, while upper floors connect via thoughtfully designed gallery corridors. The central atrium floods the galleries with light and frames views of the courtyard below, while individual apartment entrances remain sheltered and private. At the building's core lies an airy, naturally lit courtyard—a layered landscape of greenery, seating, and respite.

The building's name echoes its geometric form and pays homage to the harbor's dock heritage. The waterside setting tested the team's resolve—bringing logistical and constructive ingenuity to bear. schneider+schumacher and bb22 Architekten claimed first prize in the November 2015 competition. Subsequent flood protection requirements led them to introduce the protective base. The final realization surpasses the original competition scheme with expanded residential capacity and loggias complemented by balconies throughout.
