Understated Luxury
A Collection of Contemporary Multi-Story Residences in Schmargendorf
Filling a 40-meter-wide gap in the urban fabric, Bauwert AG developed a striking new residential complex in Berlin-Schmargendorf, positioned between Ruhlaer and Marienbader Straße. An existing building along Hohenzollerndamm anchors the composition, connecting both sections seamlessly. Designed by Patzschke Architekten, the four new buildings form the "Maison Roseneck" – a nod to the district's iconic Roseneck, once a tram terminus and now a fragrant rose garden. Along Marienbader Straße, Buildings 1 and 2 rise five storeys with an additional penthouse level, while Buildings 3 and 4 on Ruhlaer Straße step back one storey, responding sensitively to the surrounding urban context. The project encompasses 47 units totaling 3,950 m² of residential space, offered as owner-occupied apartments ranging from two to four rooms. A shared basement houses an underground garage with 34 parking spaces. The central courtyard—defined by the parallel streets—features a communal garden and children's playground, fostering community throughout the development. Tall French windows and refined classical details punctuate the carefully crafted perforated façades. Every unit benefits from balconies or loggias; the penthouses are crowned with expansive roof terraces. The design achieves its quiet sophistication through harmonious proportions and strict symmetry, with shapes, lines, and patterns arranged around a central axis to create an impression of visual equilibrium and serene balance.
