Noblesse Oblige
A classic villa, reinterpreted for modern living
In Bogenhausen, on the fringes of the city centre, a generous detached residence has emerged—one so spacious it rivals a multi-family home. Its commanding exterior and lavish interiors easily earn it the designation of villa. Architecturally, the building strikes a classical note with its pristine symmetrical composition and mansard roof punctuated by elegant dormers.
Martin Hron and his Munich-based practice handled both design and execution, stewarding the project through every phase of the HOAI framework—culminating in a seamless turnkey handover. Hron invested considerable effort in the final two phases: construction supervision and documentation, followed by ongoing project management. To ensure close alignment with the clients, the team made regular site visits to workshops and manufacturers, refining details through collaborative material sampling and selection. The palette they ultimately chose speaks to restraint and elegance: soft whites and warm beiges for the exterior facade, complemented by carefully coordinated carpeting, wallpapers, and upholstery tones throughout.
The villa commands the centre of its nearly square lot. Hron extended his vision to the landscape design as well, creating ample space for a rectangular pool in the rear garden. The street-facing facade presents a deliberately reserved appearance, punctuated only by slim, towering windows. The rear elevation, by contrast, unfolds generously through an expansive floor-to-ceiling glass folding wall that dissolves the boundary between interior and the terrace-pool area.
The approximately 350 square metres of usable space is thoughtfully distributed across four levels: a basement housing guest quarters, wellness facilities with sauna and gym; a ground floor devoted to cooking, dining, and living; an upper floor featuring two studios, the master bedroom, a dressing room, and two bathrooms; and an attic level containing the children's and teenagers' rooms with en-suite baths. Throughout, the material selection reflects a commitment to quality: stoneware for the bathrooms, grey natural stone for the kitchen island, and herringbone oak parquet in all living spaces.
