An Elegant Castle Neighbor

A Hideaway in Possenhofen on Lake Starnberg

Standing on a steep slope that descends toward the Starzenbach stream, not far from the legendary 'Sisi Castle' as locals affectionately call it, this newly constructed residential building in Possenhofen commands attention. The design comes from WSM-Architekten (Florian Wiesler and Tobias Schmidt) based in Pöcking, who garnered two prestigious design awards in 2022 for this project. The architects attribute this success, in no small part, to the developer—Hautmann Perspektiven—The Art of Beautiful Spaces—who consistently selected and executed exceptional, high-quality details throughout.

From the street, the steep hillside location presents the building as a two-story residence. In reality, however, the structure spans five stories, nestled into the slope and ascending gracefully upward. Two stories at a time share identical floor plans: the ground floor and first upper story, followed by the third and fourth floors, with the fourth set back from the lower levels. This creates terraces on the second upper floor and again on the fourth upper floor, where the further recessed fifth story sits. These setbacks are emphasized through architectural articulation and applied pilaster strips. The clear, orderly window arrangement—three windows per floor—reinforces the impression of a well-composed structure. The façade features a coarse layer of ivory-toned plaster. Combined with the anodized aluminum profiles of the windows and railings, all these elements work together in sunlight to achieve a refined aesthetic.

Four residential units find their home here. The garden apartment—with approximately 500 m² of garden space, the perfect place to unwind and enjoy life—is still available for purchase. The high aesthetic standards are further emphasized by numerous technical refinements. The developer selected a glass design elevator within the building's interior, ensuring that daylight reaches even the hillside floors. Rather than conventional parking spaces, vehicles disappear beneath the building into flush-mounted sunken parking levels, keeping the view of the architecture unobstructed. Occhio lighting fixtures, herringbone parquet flooring, and seamlessly fabricated balcony railings complete the sophisticated ambiance. A brine-water heat pump provides the energy supply.

The landscape architects Terrabiota from Starnberg were commissioned for the exterior design. Particular care was taken to involve local contractors. The total living area is approximately 770 m². As for what the surrounding area has to offer, little more needs to be said: a short walk through the castle gardens leads directly to the lakeside.
