An inner-city housing estate with the feel of a park

In the heart of Neubiberg, south of Munich, the new residential development “Am Rathausplatz” was built between 2020 and 2025. Situated in the centre of the town on a plot of just under 10,600 m², it comprises an almost complete development of residential buildings that blend sensitively into the small-town character of the community. A total of 23 residential units of varying types form a cohesive whole here: two terraced houses, six semi-detached houses and five detached houses.

The development extends from the bustling town hall square, where the terraced houses are located, and continues with semi-detached houses up to the detached houses at the end of the site, which are arranged around a group of trees. The Berlin-based firm Kontektum Architektur developed the development on behalf of FM Management Projekt Neubiberg GmbH, represented by Münchener Immobilis GmbH as the client, in close consultation with the municipality of Neubiberg and the Munich Planning Association. A project-specific development plan for the development was drawn up by the Planning Association in collaboration with Kontektum. Two underground car parks beneath the development allow for a car-free above-ground zone, thereby creating plenty of space for footpaths and landscaping. The impressive old tree population has been almost entirely preserved. Although the three categories of houses are not identical in construction, their exteriors are designed uniformly: The square or rectangular structures are plastered in light grey, in shades slightly varying in tone to resemble ‘Isarkiesel’ pebbles, and feature mansard flat roofs with recessed loggias. The loggias and roof terraces are also painted in the same light grey shade.

Structurally, the houses were built using a modular timber construction method with prefabricated components, which not only shortened the construction time and ensured high quality, but also represents a resource-efficient, low-carbon approach to building in line with sustainable urban development. There are terraces on the ground floor and balconies on the upper floors. From the outset, the focus was on designing the development to be as sustainable and environmentally friendly as possible within a relatively densely built-up area, whilst creating social amenities for a diverse range of residents. With the development on Rathausplatz, a housing project has been created in Neubiberg that combines infill development, design quality and environmental responsibility. It demonstrates how contemporary residential neighbourhoods can be developed in harmony with nature and the existing built environment.
