A multifunctional penthouse in the sky

Soon, the sprawling Werksviertel construction site will be complete, revealing unobstructed views across the city and toward the mountains from the Werk 12 penthouse. Werk 12—MVRDV's acclaimed, award-winning building at the heart of the new Werksviertel district—houses a generously proportioned penthouse. Munich-based allmannwappner designed and executed the interior. Welcome to St. John, a two-level residence spanning the 5th and 6th floors of Werk 12, nestled behind the towering UUHs, AAAHs, and PUUHs that form the building's distinctive façade lettering. The 620 m² penthouse comprises a main level and gallery level. You enter through a generous foyer with a soaring double-height air space. A contemporary chandelier provides appropriately refined illumination. A panoramic window frames the freestanding show kitchen. Like a professional kitchen, all ventilation and cabling runs overhead through sculptural aluminum ducts. The kitchen sits on a raised platform, functioning as both workspace and bar. Here, there are no traditional rooms—instead, an open flow of spaces zoned by acoustically absorbent wall elements that project sculpturally into the space. Beyond the kitchen lies the salon, a lounging area with freely arranged furniture. A bookcase integrated into the wall doubles as a spatial divider. Another panoramic window opens onto a fitness studio. Two staircases ascend to the gallery level, where lower ceilings create a more intimate setting. This upper floor houses a co-working space, a presentation room with cinema screen, a compact lounge, and a music studio. Floor-to-ceiling glazing wraps the entire penthouse, with a continuous 2.20 m terrace circling the perimeter. What's there to say? WOW!—as the façade declares.
