Residential buildings in Idstein offering generous space for comfortable living and privacy

The developer envisioned attractive, medium-sized owner-occupied apartments with underground parking offering ample spaces and KfW 40 energy standard for two residential complexes at the edge of Idstein, a charming Taunus town. The architectural firm Guckes und Kollegen designed both buildings to integrate harmoniously with their surroundings. Completed in approximately 16 months, the two multi-family structures each comprise two interconnected volumes—one housing 12 residential units, the other 14.

Two design principles define the project: the sloping topography required the architects to manage significant elevation changes, leading them to stagger the buildings' heights. The residential complexes distinguish themselves through their grey façades, a subtle contrast to the predominantly white surrounding architecture. Coloured metal balcony railings and white window frames provide visual interest, adding rhythm and dimension to the façades.

Each floor contains four apartments. A central stairwell and lift unite the two structures, enabling the architects to orient every unit across at least two sides—fulfilling the client's cross-ventilation requirement. Residents enjoy parquet flooring with underfloor heating and decentralised hot water systems, reducing energy consumption and simplifying billing. Three- and four-room apartments feature an additional guest WC and utility room with washing machine connection; two-room units integrate washer and dryer within the bathroom. Every apartment opens to a spacious balcony or private terrace, with 80 percent positioned toward southern or western exposures—carefully sited to ensure resident privacy. Both buildings offer barrier-free ground floor access.
