A Munich biotech company builds its future-ready headquarters

Biotechnology company NanoTemper Technologies has established its new Munich headquarters in Fabrik Office—a landmark project that reimagines modern workplaces. Far more than an architectural statement, this innovative spatial concept delivers a forward-thinking solution that addresses the exacting demands of cutting-edge biotech while streamlining internal operations. Designed and executed by Munich-based OLIV Architects, the building's interior workspace was developed by CSMM in close collaboration with tenant NanoTemper Technologies. Their groundbreaking "New Work meets Light Industrial" concept seamlessly integrates laboratory, development, and production areas for the first time—fostering direct interdepartmental collaboration and optimizing workflow efficiency.

This integrated approach draws specialists from across the organization into collaborative work processes. Expansive open-plan zones encourage cross-disciplinary teamwork and knowledge-sharing. Strategic retreat spaces—phone booths and alcoves—support focused work, while biophilic design elements—natural materials, abundant daylight, and greenery—foster well-being and vitality. The "Town Hall," a versatile hub for events and meetings, anchors the social landscape. An adjoining rooftop terrace blurs interior-exterior boundaries, creating informal gathering spaces and quiet breaks. The kitchen and lounge, conceived as the headquarters' "social heart," is where teams cook, dine, and connect. Specialized wellness spaces—including the "Mental Health" and "Rest + Retreat" rooms—prioritize employee well-being. A newly established library honors the company's academic and research-focused talent, offering specialized resources and a contemplative workspace akin to a university setting. Throughout the two-and-a-half-year design process, CSMM partnered closely with NanoTemper to create an adaptable environment that responds to both immediate and long-term organizational needs. "CSMM's active involvement from day one gave us the framework to challenge our assumptions, prioritize strategically, and embrace unconventional design solutions," notes Dr. Philipp Baaske, co-founder and managing director. Becken Development and OLIV Architects equally prioritized sustainability and longevity. Using robust, eco-conscious materials alongside efficient ventilation and climate control systems, they achieved a building standard that qualifies for DGNB Gold certification.
