Strong character in every respect
The key characteristics of the Phoenixwerk include the sustainable and resource-saving construction method and the flexible design, which makes individual user requirements possible.
Phoenix West is a magnet for investors, innovative companies, fans of industrial culture and, last but not least, photographers who discover the exciting innovation location for themselves. Where the Hörder blast furnaces once produced thousands of tons of pig iron, SHA Scheffler Helbich Architekten, who have been based in Dortmund for over 90 years, have planned and built the Phoenixwerk office complex right next to the striking blast furnace. Over the next few years, a holistic office complex with three additional buildings, including a multi-storey parking lot, will be built on the approximately 9,000 m² site around a green inner courtyard. The first two components were completed in 2020. The architecture firm itself has moved into the prestigious building, bringing together its two previous locations in Dortmund. Further office space is occupied externally, and there is also a restaurant on the first floor.
The office ensemble blends naturally into its historic surroundings and offers its users an attractive working environment. The design of the high-quality clinker brick façade is based on the old Phoenixhalle - now the Warsteiner Music Hall - and the neighboring Schalthaus 101. The entrance is inviting and barrier-free and offers a direct passageway to the shared inner courtyard that will be created after completion. Thanks to the generous window frontage, the contemporary workspaces are flooded with light. The offices have a clear height of a generous 3 m and the grid dimension of 1.50 m allows the office floors to be divided up economically and in a variety of ways. The highlight is the spacious roof terraces with fantastic views. From the offices of SHA Scheffler Helbich Architekten, for example, you have the best view of the industrial monument opposite, the historic blast furnace. Other key characteristics of the Phoenixwerk include the sustainable and resource-saving construction method and the flexible design, which makes individual user requirements possible. State-of-the-art technology and high-quality materials are used in all areas. Furthermore, economic and ecological operation is particularly important. Thanks to energy-optimized construction, the requirements of the Energy Saving Ordinance in force at the time of planning were undercut and the standard of a KfW Efficiency House 70 was achieved.
