Two-storey commercial property that adapts effortlessly to evolving user needs

An industrial maintenance company commissioned an office building that demanded more than just a high-quality, efficient, and compact solution with 600 m² of office space and 200 m² of storage. They needed a building designed to grow alongside their business. Seitz Architektur, based in Aschaffenburg, rose to the challenge, creating a two-storey reinforced concrete structure clad with a striking metal curtain wall façade. The building's structural design anticipates future expansion – the stairwell is dimensioned to accommodate additional floors and pre-positioned for elevator installation, with all necessary connections already integrated.

The metal façade delivers a distinctive visual presence while supporting a circular design philosophy. The construction separates cleanly into recyclable components – mineral wool insulation positioned behind the façade strips away without contamination. But the architects anticipated a long service life by selecting materials built to last. Exposed concrete walls and natural stone finishes create a durable, low-maintenance interior, while the façade's expansive aluminium windows flood the offices with natural light and establish superior working conditions.

The office layout wraps around the building core along the perimeter, maximizing daylight and adaptability. Only the central zones—housing facilities, storage, and circulation—are fixed. With all utilities running through a central spine, future reconfigurations require minimal disruption. The energy strategy is equally compelling: a heat pump paired with rooftop photovoltaic panels achieves financial payback within roughly ten years while qualifying for government incentives. The PV system supplies electricity to the climate control and heat pump, which then delivers hot water to the heating system—a closed-loop approach that works as hard as the building itself.
