Five apartments with diverse floor plans

Every unit is uniquely designed in this multi-family residence

The clients—a couple from Erding with several grown children—envisioned replacing a deteriorating house on their property with a multi-unit building featuring diverse apartments. Their goal was to create flexible living spaces suited to different life stages and uses, whether for rental or owner occupancy: from single households to families to aging-in-place scenarios with care options. To realize this vision, they partnered with the architectural firm Planungsgruppe Heilmaier.

Working closely with the clients, the architects developed a design that maximizes the building potential within strict setback and parking constraints while maintaining visual harmony with the street. Since the plot was too tight for underground parking, eight required spaces were integrated into the ground floor beneath the building. Ground-floor units were pushed toward the western property line, allowing the floor plate to step around the central stairwell and prepared elevator shaft. The result: two- to four-bedroom apartments ranging from 55 to 98 m², totaling 347 m² of living space. Every unit features a premium private outdoor space—terraces, roof terraces, or loggias. The stairwell itself became a design focal point. Exposed concrete prefab treads pair with raw steel railings finished with oiled oak handrails—elements meticulously handcrafted by metalworkers and carpenters to give the staircase a sculptural presence. Carefully integrated ceiling lighting completes the effect.

Centrally positioned near downtown and close to the S-Bahn station, the building houses apartments suited to diverse needs. The bright, light-filled three-bedroom on the first floor exemplifies this thoughtful design, with a generous south-facing roof terrace. The entry features a practical niche for coats and storage, flowing into an open-plan kitchen and living area. The bathroom, which enjoys natural daylight, includes a walk-in shower with glass enclosure.

Floor-to-ceiling glass doors open the kitchen and living area onto the roof terrace, finished in larch wood decking. Premium oak parquet runs throughout the living spaces. A fireplace connection is available upon request. The unit includes a storage cellar and access to two covered parking spaces. Heating is provided via underfloor radiant systems powered by a heat pump, complemented by a mechanical ventilation system with heat recovery.
