A Modernized Heritage Villa in the Eifel Region – Where Historic Character Meets Contemporary Living

A historic villa set on sprawling grounds in the picturesque Nettersheim district of the Eifel – this 1917 landmark presented a compelling challenge: how to modernize the home for a growing family while respecting its protected heritage status. The architectural firm pickartz architektur from Bad Münstereifel guided the owners through every step, from property selection through to the sensitive renovation and modernization that followed.

The villa's distinctive Heimatstil architecture made external wall insulation impossible, given its solid half-timber construction and prominent role in the streetscape. Internal renovation proved equally constrained: the ground floor's original oak paneling was also protected, ruling out conventional wall insulation behind it. Instead, the team innovatively employed cavity-free wood fiber board insulation on the upper floors and roof levels, with cellulose blown-in insulation between the roof rafters beneath the slate covering. The home's historic floor plan centers on a dramatic open-stairwell hall – a feature that demanded a carefully conceived lighting strategy to preserve the original ceiling plaster while allowing the space to function as living quarters. The remaining rooms were thoughtfully reorganized to match the family's contemporary lifestyle, including new bathroom layouts and updated plumbing, electrical, and heating systems. Solid castle floorboards replaced worn surfaces, necessitating structural reinforcement of the ceiling beams. Every window was respectfully replaced with period-appropriate lattice designs. The interior renovation balanced modern comfort with architectural sensitivity, and the outdated oil heating gave way to a high-efficiency gas condensing boiler. In a particularly inspired detail, a modern panoramic fireplace was carefully integrated into the historic fireplace surround – a decision reached in consultation with heritage authorities. This elegant focal point warms the villa in the traditional way, with heat rising through the central stairwell to embrace the upper floors.
