A Campus-Style Office Complex Takes Shape in Bochum's Innovation District

Mark 51°7, the sprawling 70-hectare site of the former Opel automotive manufacturing facility in eastern Bochum, has evolved into a premier destination for tech and knowledge-driven enterprises. Today, it's home to a dynamic ecosystem of forward-thinking industries, research institutes, and world-class innovation. Now, the "Office Campus 51°7" office complex—complete with an integrated parking structure—has opened its doors in this vibrant innovation quarter. Developed by Harpen Immobiliengruppe in partnership with Goldbeck as general contractor, the project was executed in three phases.

The result is a striking ensemble of five modern, fully accessible buildings unified by an inviting, landscaped courtyard that fosters community and well-being. The first phase, delivered in December 2017 on a 4,500 m² parcel, introduced 3,200 m² of office space and 85 outdoor parking spaces—marking the site's first new office development. By summer 2020, a second building opened on adjacent land, offering 3,000 m² of office space and 70 additional parking spaces. The third and largest phase, completed mid-year, rounded out the "Office Campus." Together, the three buildings provide 10,300 m² of flexible office space, currently home to companies including Goldbeck, CGI, and BeSocial—accommodating over 900 employees. A 250-space parking structure with numerous e-charging stations completes the infrastructure. A cohesive design language binds all five structures: clean cubic forms and striking Corten steel accents that extend throughout the campus, prominently featured in the dramatic entrance areas. The newest buildings achieve Efficiency House 55 ee certification, with renewable energy sources supplying at least 55% of heating and cooling demands. Both buildings also earned DGNB Gold certification, underscoring their commitment to sustainability and climate responsibility. Key technical features include multiple PV installations, certified energy floor systems for heating and cooling, mechanical ventilation with heat recovery, and external solar shading.

The thoughtful building depth and centralized placement of cores and support spaces in the middle zone deliver the flexible, open floor plans essential to contemporary office design. Pre-wired floor grids and individually controlled heating and cooling zones maximize both efficiency and adaptability. Beyond traditional conference rooms and focused work stations, these modern offices feature generous collaboration and communication zones. The verdant courtyard, with its abundant seating and gathering areas, provides essential respite and serves as the campus's vital social hub.
