Housing construction combines the old and the new, as well as cost-effectiveness and attractive design

The Hessenring development in Rüsselsheim is not a new-build complex in the traditional sense. Nestled amongst existing trees, the development pays homage to the spirit of the 1960s with its original 72 flats, whilst expanding it by a further 52 flats. FFM Architects. Tovar + Tovar demonstrate here how the combination of old and new can succeed, and from the outside it is immediately clear what is new: the additional storeys and new buildings make a confident, yet not overpowering, impression. The vertically profiled, pre-weathered timber cladding forms a warm contrast to the light-coloured plastered existing buildings and their white metal balconies. Wood, as a renewable raw material, stands here not only for climate protection but also for the legibility of the neighbourhood: old and new remain distinguishable, yet blend into a harmonious whole. White steel walkways, colour-coded staircases, letterboxes and play equipment provide orientation and identity.

The biggest challenge was carrying out the work whilst the complex remained in use. To minimise noise and construction time, the architects opted for a high degree of prefabrication in the timber structures and a carefully planned division into two construction phases. This allowed residents to move within the neighbourhood. At the same time, the architects elegantly solved a complex problem: instead of bulky lift towers, new buildings with integrated lift shafts connect the existing buildings via walkways and external staircases. This means that all flats benefit from accessibility – both old and new. Upon entering the complex, a residential quarter in the “park” opens up. Activated open spaces with play and leisure areas, residents’ gardens and shaded spots beneath preserved trees encourage social interaction and a pleasant microclimate. Extensively greened roofs enhance biodiversity without overpowering the character of the complex. This approach continues inside: slender, highly thermally insulated timber external walls allow for compact floor plans, whilst exposed timber structures create atmosphere and cosiness.

The residential complex has also been upgraded in terms of energy efficiency: photovoltaic systems, air-to-water heat pumps and insulated existing façades have resulted in an energy efficiency rating of Class A, with 75 per cent lower energy consumption and 69 per cent lower CO₂ emissions compared to the previous building stock. The client is delighted with this flagship project: “As the client, the overall design enables us to create new housing in economically challenging times whilst also achieving an attractive design for the neighbourhood using sustainable, contemporary materials,” says Thomas Steininger, authorised signatory and Head of the Technical Construction Department at Gewobau Rüsselsheim.
