A residential complex in Duisburg redefines what independent aging can look like

As societies age, independent living has become more than a social imperative—it's an architectural one. The "olivyo" residential complex in Duisburg-Duissern demonstrates what a truly integrated approach looks like: one that weaves together economic viability, social responsibility, and ecological sustainability. Developed through a collaborative effort between Nattler Architects, Blankbau Group, and construction firm Köster, the project delivers a comprehensive senior-living and care solution under a single roof.

This five-storey residential development features 44 accessible apartments with balconies, ranging from 46 m² to nearly 125 m² on the stepped upper floor—ideal for both couples and individuals. Three commercial spaces on the ground level house a community hub, day care services, and a physiotherapy clinic. Throughout the project, sustainability and resident well-being took priority. Green roofs, a photovoltaic system, and an expansive landscaped courtyard reinforce its ecological commitment. Roof terraces and shared outdoor spaces provide residents with opportunities to unwind and connect. The approximately 5,000 m² building masterfully balances timeless elegance with purposeful design. The stepped fifth floor creates visual lightness, while the light plaster façade, horizontal banding, and clinker brick detailing at ground level establish a refined, cohesive aesthetic.

The ground-floor community area glows with natural light, thanks to expansive floor-to-ceiling windows. The generous open space flows through multiple zones, each thoughtfully appointed with varied seating. Warm flooring and furnishings create an inviting, residential feel. Upper floors connect seamlessly via stairs and lifts. Throughout the building, universal design principles ensure everyone—regardless of mobility challenges—navigates the space with ease and independence. Wide doorways, ample corridors, accessible lifts, and fully equipped accessible sanitary facilities are standard throughout. Below ground, an underground car park provides 18 spaces pre-wired for electric vehicles, plus bicycle storage and building services. An additional 14 spaces sit above ground, including three designated for residents with disabilities. District heating supplies the building's warmth, complemented by an on-site photovoltaic installation.
