Architecturally sophisticated, resource-conscious, and sustainable – a remarkable commercial development

In the new Victoria Park business hub in Rahlstedt, Baid Architects has designed an integrated complex comprising administrative facilities and a high-bay warehouse. The project targets DGNB Platinum certification—the highest environmental standard. The Sund Group, committed to sustainable sourcing, holistic solutions, and environmentally responsible practices, demanded nothing less from this new corporate headquarters. The high-bay warehouse manages millions of household and medical products across up to 40,000 pallets, all stored with full automation. A tiered loading zone featuring 24 gates pre-positions the facility for increased volume. The green roof—planted with pollinator-friendly vegetation—hosts expansive photovoltaic arrays, supports natural rainwater infiltration, and incorporates insect-safe lighting systems.

Both structures employ certified, resource-conserving materials aligned with cradle-to-cradle principles. Baid designed these buildings with remarkable flexibility—ready to evolve as the company expands. The administrative wing's brick façade showcases floor-to-ceiling windows of varying widths; their deep recesses create visual weight, allowing the structure to stand confidently beside the warehouse's massive form. A connecting corridor bridges the two, with the warehouse's sleek metal skin and vertical emphasis completing the architectural dialogue. Expansive foyer glazing opens the building to its surroundings, while full-height windows in work areas flood offices with consistent daylight. Flexible modular pods serve as meeting spaces and quiet zones. The first floor houses a bright cafeteria with an expansive roof terrace, lounge, and fitness center. Glass and corporate-color wall treatments define the interior aesthetic, while office and conference rooms feature acoustically optimized, durable carpeting. The foundation presented an exceptional technical challenge: building a high-bay facility with underground parking on unstable soil demanded vibration-free ground stabilization. The solution: 1,200 CMC piles and a precision-calibrated foundation slab, maintaining tolerances of ±15 millimeters across the entire footprint.
