This villa in Volksdorf offers ample space for a family and their guests.

Volksdorf, a present-day Hamburg district, was first documented in 1296. After rail connections arrived in 1904, this picturesque locale rapidly transformed into a coveted summer retreat, attracting affluent Hamburg families who built elegant country estates here. Today, the neighbourhood retains its village character, characterised by freestanding, predominantly red-brick residences set on generous, parklike grounds, all nestled within woodlands and meadows. In this same spirit, Rath Exklusiv and architect Bastian Grell of Kantweg have created a new villa for a family of five—a contemporary interpretation of this enduring architectural tradition.

The owners wanted a classic country house where they could live and feel at home, with enough space for the family and a separate guest area for visits from relatives who live outside Hamburg. The 1,900 m² plot with mature trees borders directly on a large forest area. From the outset, it was the declared aim of all those involved to showcase this special location and integrate it into the family's everyday life. This was achieved through intensive and constructive dialogue with the relevant authorities and extensive tree protection measures during the construction phase. Local and "Hanseatic" materials of the very best quality, such as expressive red clinker bricks, masterfully crafted wooden windows and dark roof tiles in harmonious colours, were selected with great care. The red water-struck brick with its elaborate decorations, which are the result of the highest level of craftsmanship, characterises the façade and exterior of the building. The traditional clinker brick manufacturer Janinhoff, based in the builders' home town, supplied this special facing brick. The covered connection between the house and the outbuilding – a small but fine detail – creates a sheltered courtyard and forms an exciting line of sight from the front garden to the main garden. The interior of the villa is also clearly structured. Here, the meticulous selection of materials and the love of individual design continue. The specially designed and custom-made staircase forms a dynamic, flowing element between the floors and reflects the lively family life. Its generous, rounded shapes are an individual and exciting counterpoint to the otherwise predominant straight lines. The furniture in the living room and kitchen also echoes these curves. Architect Stephen Williams is responsible for the numerous individual and special designs in the interior.

Rath Exklusiv's meticulous attention to detail extends to every bathroom and stone floor—each thoughtfully planned in advance, down to the grouting pattern, and executed with precision. Classic herringbone parquet, premium natural stone tiles, and an expertly considered colour palette combine to create an atmosphere that feels both harmonious and inviting. The villa functions as a genuinely livable family home, where friends and family are always welcome—exactly as the owners intended. They particularly valued partnering with Rath Exklusiv, an experienced general contractor with an integrated team of skilled craftspeople, master builders, engineers, and architects. This integrated approach meant all construction services came from one trusted source, with dedicated project managers ensuring every phase unfolded smoothly and professionally.
