Spacious, Modern Two-Family Home on a Narrow Lot

A long, narrow plot presents architects with a distinctive challenge—one that the design team faced head-on with this Frankfurt two-family residence. Adding to the complexity were mature trees with spreading root systems that had to be preserved. The clients envisioned a generous, modern home with two independent residential units and underground parking. Karl Kaffenberger Architektur | Einrichtung rose to the occasion with a thoughtfully compact design: two distinct units that maximize every square meter while maintaining full functionality and spatial flow.

Perforated façades define the long sides, while expansive glazing punctuates the end elevations. Two separate entrances provide access to the two main floors and the staggered upper level. Alternatively, residents can enter each unit independently through the integrated underground garage—complete with four parking spaces—without ever stepping outside. The basement also accommodates a guest room, bike workshop, and building systems.

The ground floor merges kitchen, living, and dining zones through open floor plans, creating an inviting everyday living space. The kitchen counter, outfitted with integrated LED lighting, offers seamless task illumination. On the garden-facing side, a double-height void with gallery overlooks the park-like grounds and opens onto the terrace—a design move that amplifies the sense of spaciousness throughout.

A cantilevered wooden staircase ascends to the first floor, home to the study, children's bedrooms, and their baths. The master suite occupies the staggered upper level—a spacious arrangement featuring the bedroom, walk-in closet, and luxuriously appointed bathroom with a barrier-free shower and freestanding mineral cast tub. Floor-to-ceiling windows frame generous terraces immersed in the canopy of surrounding trees, offering residents an unexpectedly verdant retreat in the heart of Frankfurt.
