Innovative Housing in the Heart of Neuhausen's Traditional Neighbourhood

Under the guiding principle of "living, working, and enjoying leisure together," Neuhausen has gained a groundbreaking residential development. The site, formerly an undeveloped lot with surface parking serving nearby buildings, has been thoughtfully transformed. Today, it encompasses a residential building with ground-floor commercial space, plus a garden pavilion and "tiny house" nestled within landscaped gardens. Underground parking—featuring three levels of efficient multi-parking for over twenty vehicles—replaced the original lot. Above the garage, the ground floor houses commercial units, while upper stories provide two- and three-room apartments. The attic crowns the development with a generous maisonette offering living quarters, a bedroom, and a wellness retreat. The garden-facing "tiny house" completes the composition, constructed entirely in timber.

The main residential building, with its ground-level co-working spaces, seamlessly completes the perimeter block structure. Behind it, a garden pavilion provides additional work areas alongside a central courtyard—a gathering space designed for both relaxation and active pursuits. Regular community events and celebrations held within the courtyard and co-working areas foster a vibrant sense of shared purpose among residents.

The front building's ground floor accommodates work and fitness facilities, while the residential stories above offer one-, two-, and three-bedroom apartments. South-facing balconies punctuate each unit, contributing to the layered visual rhythm of the street façade. The north elevation equally features balconies, but derives its character from a series of square windows that trace the building's internal staircase—a thoughtful interplay between structure and form.

The maisonette apartment on the top floor pairs living and wellness spaces seamlessly. A central kitchen-diner occupies the two-storey volume, offering views across multiple orientations. A striking reinforced concrete staircase with cantilevered treads ascends to the wellness sanctuary—complete with sauna, relaxation areas, and a sunken whirlpool. Expansive skylights slide open above, framing an unobstructed nocturnal view of the stars. (Featured in CUBE Berlin 01|23)
