Quality of life indoors and outdoors
Comfortable dream villa in white
A generous plot of land measuring 1,207 square meters enabled the Munich architects Jacob&Spreng to realize the design of a dream villa in white - with an additional outdoor 'room', the focal point of which is a pool. The building was constructed back in 2020, so the beautiful gardens are now well established and thriving magnificently. The concept for the outdoor areas was created by BUK Garten-und Landschaftsbau from Oberhaching. These surround and zone the individual garden areas with their variety of species and colorfulness, which adapt to the topography of the surroundings. The residential building is constructed of brick and the base floor is clad in natural stone. The plinth appears solid and the upper floor floats on top of it - plastered white with a gently sloping green roof. Loggia recesses and a pergola-like extension also ensure that the overall impression remains airy and unobtrusive despite the size. Together with the angular pool house opposite, which takes up the idea of a natural stone base and light roofing, an accentuated courtyard situation is created with a pool as the central element - the "outdoor room"- despite the openness all around: Further alcoves, seating or lounging areas and a pergola offer a variety of options for resting and leisure activities. There is also an outdoor kitchen area to make outdoor living perfect in summer. In the cooler months, you can enjoy the sauna in the pool house.
The fireplace forms the center of the interior living area. This is the pivotal point between an adjoining living room and a central cooking and dining area. A "supply cube" - intelligently positioned in the room - naturally generates a zone of arrival and access. It houses important functions, plenty of storage space and a small second kitchen.
An open staircase leads to the upper floor, which is divided into the parents' and children's areas. On the parents' side, in addition to a separate study, the interconnected bathroom, dressing room and bedroom are lined up next to each other, which in turn lead to a spacious exit. Opposite are the two children's rooms, which also have their own bathrooms and loggias. The windows and doors of the partially glazed façade are floor-to-ceiling, allowing the interior to flow seamlessly into the exterior. In addition to the utility rooms, the basement is largely dedicated to entertainment and indoor activities. Here, family, friends or neighbors can get together in a multifunctional room with natural light for home cinema, billiards, table tennis and bar evenings - and guests can be accommodated if required. The living space totals 336 m², not including the outdoor areas. These are almost as large and form the actual lounges in summer. Heating is provided by underfloor heating, which in turn is supplied by geothermal heat pumps on the site.
