The Werden district in southern Essen is a magnet for those seeking both character and lifestyle. Its picturesque historic center sits directly on the Ruhr River and Lake Baldeney, while the surrounding green valley and relaxed residential setting make it one of the area's most coveted addresses. In close proximity to the old town, along Tuchmachersteig, Gewobau partnered with the renowned Essen architectural firm Heinrich Böll to bring an exclusive new residential building to life—completed in approximately 20 months.

The sloping terrain presents elevation changes of up to ten meters—a challenge that became an asset. By orienting all apartments toward the valley, every resident enjoys unobstructed views of the Ruhr heights. Böll Architects crafted a contemporary design with two residential units per floor, maximizing the site's potential. The result: spacious units ranging from 112 to 161 m², each anchored by generous balconies and terraces that capture the views and become signature features. A staggered top floor adds corner terraces for additional visual appeal. Central stairs and an elevator provide barrier-free access throughout—to the building, apartments, and all outdoor spaces, making these homes welcoming for residents of every generation. The interiors command attention immediately: thoughtfully proportioned floor plans pair with elegant wellness bathrooms. Warm oak parquet floors grace the living areas, while sophisticated grey tiles finish the baths—all equipped with underfloor heating. Smart home integration via KNX technology puts sun protection and lighting control at your fingertips through a simple app. Gewobau's commitment to sustainability is equally impressive: a solar thermal system on the roof works with high-efficiency gas condensing technology to manage heating and hot water. The basement garage offers pre-wired EV charging stations, while dedicated spaces allow residents to charge e-bikes directly.

Rare for new construction, the restored quarry stone wall framing the property to the street speaks to a deep respect for the site's existing character and heritage. Carefully dismantled during construction, local craftspeople meticulously rebuilt it using traditional techniques—creating a compelling dialogue between timeless craftsmanship and contemporary design. The garden itself reflects this philosophy: its terraced layout echoes the natural topography, offering play zones for children and inviting seating areas that encourage a genuine connection with the landscape.
