A multi-family residence that responds to the sloping terrain, opening gracefully to its surroundings

Bold cutouts define the striking form of this new residential building by real estate developer Wohnbau-Studio. Bottega + Ehrhardt Architects drew inspiration from the site's parallelogram shape to create a compelling floor plan typology. Two apartments per floor orbit a central stairwell and elevator core, bathed in natural light from above. This centerpiece strategy maximizes façade surface, allowing generously lit living spaces throughout. Along the building's lateral elevations, the interplay of two geometric directions creates expansive outdoor rooms—loggias and cantilevered balconies arranged in dynamic diagonal relationships that give the structure its distinctive character.

Six distinctly planned residences work in concert with the site's natural topography. The lower garden level features a generous four-and-a-half-room maisonette with garden terrace and balcony, anchored by the building's entrance lobby. The upper garden level hosts a five-room apartment with a southwest-facing garden. The first floor comprises a three-room and a five-room unit, while the attic level accommodates two four-and-a-half-room maisonettes. Floor-to-ceiling windows across all units frame protected outdoor spaces with carefully composed views toward the verdant residential quarter and the Neckar Valley beyond. Open-plan living spaces—where kitchen, dining, and living areas flow seamlessly into adjoining terraces and balconies—define the spatial experience. Each unit entrance includes a generous coat closet, while private bedrooms with en-suite bathrooms and walk-in dressing rooms ensure substantial personal space. Residents access apartments via a side staircase or barrier-free through an underground garage situated just below street level. Refined proportions, carefully curated materials, and thoughtfully integrated building systems create a contemporary residential environment that balances sophisticated technical performance with genuine, sustainable living quality.
