A View Like a Painting

Thoughtful window design transforms this top-floor apartment into a luminous, loft-inspired living space

Who would have imagined that this breathtakingly bright, loft-inspired residence was once a storage space in a 1960s building complex desperately in need of modernization? In 2018, Munich-based Sarger Architekten was commissioned to revitalize this two-building ensemble with 35 residential units near the Olympic Park. The priority was clear: significant energy upgrades were essential. This meant replacing all windows throughout the complex. The logistical challenge was formidable—more than 230 window elements had to be installed to a strict timeline over just a few weeks while residents remained in the buildings. Working with window specialists Weiß&Weiß from Kirchheim near Munich, the renovation achieved two critical improvements: enhanced thermal performance and substantially better sound insulation.

The newly created penthouse and attic apartment gained tremendously from this intervention: expansive yet meticulously detailed wood-aluminium window openings now frame breathtaking views across the city toward the Alps. Outside, all metalwork features a uniform, textured anthracite powder coating that amplifies the visual presence of the windows. Inside this urban sanctuary above the rooftops, the panoramic vista remains the undisputed focal point – elegantly framed by deep-set oak windows with subtle shadow reveals, as if presented within a painting. The effect is luminous and spacious throughout. Integrated sun-protection elements, invisible when retracted, are seamlessly built into the roof frame's perimeter, preventing rooms from overheating even under intense sunlight. The anthracite textile drapes strike an ideal balance, permitting silhouetted views to and from the space at all hours while eliminating the need for complete blackout. To complement these light-drenched interiors, Sarger Architects conceived a cohesive design scheme in white and natural oak, featuring contemporary, highly functional kitchen and bathroom appointments. Natural stone terracing encircles the roof garden, premium wood flooring anchors the living spaces, cool grey marble defines the bathroom, and thoughtful wooden accents – like a bespoke hallway shelf – unite into a refined, sustainable whole. Minimalist furnishings in contrasting dark grey tones provide the perfect finishing accent.
