A Logistics Property That Sets Standards
An award-winning distribution centre in Dorsten demonstrates what the future of functional architecture can look like
The Levi Strauss & Co. European Distribution Centre in Dorsten exemplifies forward-thinking design: climate neutrality, circular materials, and renewable energy form the foundation of the project. Project developer Delta Development earned the prestigious Logistics Real Estate Initiative (Logix) Award for bringing this vision to life.
The scale of this project rivals approximately 1,000 single-family homes: roughly 73,000 m² rise from the grounds of the former Fürst Leopold/Wulfen coal mine, now part of the expansive 30,000-hectare Große Heide Wulfen industrial park. As Germany's first logistics facility to embrace the cradle-to-cradle principle, the complex demonstrates true resource stewardship—materials cycle through the facility minimizing waste, while existing foundations were reclaimed and repurposed for the new development. The main building integrates a fully automated high-bay warehouse, distribution hall, and two floors of offices and social spaces. Supporting the operation are an energy centre, transformer stations, sprinkler systems, and dedicated facilities for truck drivers. With 105 truck spaces and 364 parking spots, the warehouse reflects its role as a central hub supplying Europe. Against the verdant backdrop of the industrial park, the building's architectural presence commands attention—a dramatic open staircase ascends to the nine-metre-wide main entrance. The undulating window façade serves dual purpose: it defines the visual identity while flooding interiors with natural light. Inside, the design embraces openness with shared communal spaces and thoughtfully selected materials that prioritize employee comfort and wellbeing. A expansive roof terrace extends the work environment outdoors. Notably, there's no hierarchical separation between logistics and office areas—a deliberate choice that fosters genuine integration.
Energy sustainability anchors the building's design. A high-performance solar system with battery storage, geothermal heating combined with heat pumps, and intelligent building management create an efficient, fossil-fuel-free operation. Both the distribution centre and office spaces achieve LEED Platinum certification and WELL Platinum standards. Over its 20-year lease term, the facility aims for complete CO₂ neutrality.
