Diversity in Harmony

A vibrant residential quarter with generous green spaces has emerged on Ulmer Höh' in Derendorf

For over a century, the Ulmer Höh' correctional facility shaped the character of the city's urban fabric. Following its relocation, the grounds were transformed into two distinct residential areas—one to the north, one to the south. Dornieden Generalbau and Cologne-based WvM Immobilien + Projektentwicklung launched a competitive design process for the southern district, which was won by Damrau Kusserow Architects. The resulting neighbourhood—positioned between Ulmer and Metzer Streets with excellent transport links—comprises 195 fully accessible residential units. What sets it apart is its architectural diversity and thoughtfully designed public spaces.

The neighbourhood's main circulation spine opens generously onto the quiet inner courtyards of six apartment buildings, setting an inviting urban tone. Designed by Damrau Kusserow Architekten, runners-up 3pass and Molestina Architekten, and Astoc, these five- to six-storey structures respond thoughtfully to the area's diverse architectural character. Rather than a uniform approach, each building is articulated as a distinct form, with variation expressed through material choices, rhythmic window patterns, and expressive façade treatments. The result is a coherent ensemble that draws its urban energy from the interplay of two complementary typologies—balcony and loggia variants—creating visual and functional richness. Ground-floor units are set at raised levels throughout, enhancing residential comfort and street activation. Expansive landscaped courtyards and outdoor spaces serve residents and the broader neighbourhood alike, offering multigenerational appeal and recreational amenities. A two-stream kindergarten, woven into one of the buildings, also benefits from these communal grounds. The floor plans echo the neighbourhood's diversity, spanning from efficient studios to generous five-bedroom homes, each sized between 30 and 150 m². Every unit includes a loggia, balcony, or terrace with private garden access. High-speed fibre connectivity and underground parking are standard across all buildings.
