Gateway to a new neighborhood: Ober-Rosbach's latest development brings 58 residences

Die Sang is transforming Ober-Rosbach's southern edge into a vibrant new neighborhood that will eventually be home to nearly 1,000 residents. For this town of 13,000, this represents its most significant development project to date. Beyond the residences, the masterplan includes owner-occupied homes, premium rental units, a senior living and care facility, and a children's daycare center. The Sang One project serves as the development's architectural gateway—thoughtfully positioned to connect the existing Am Salzberg housing area and commercial zone with Ober-Rosbach's historic town center. On a 3,869 m² parcel, architects Müller & Kölsch designed 58 residences totaling approximately 4,351 m² of new living space. The mix reflects modern living: compact, barrier-free two-room units alongside spacious three-, four-, and five-room apartments tailored for families and couples alike.

Developer and project leader Krieger + Schramm praised the architects' refined vision, which brought upmarket residential design to life through sophisticated architectural language. Having won the city of Rosbach's competitive bid for the site, the Friedberg-based firm moved seamlessly from design through completion. After two and a half years of planning and construction, the first residents were ready to move in.

Designing for this challenging urban location—nestled against a busy federal highway—required careful consideration. The building needed to function as both an entrance statement for the entire development and an integral component of the neighborhood's noise mitigation strategy. The architects rose to the challenge through thoughtfully articulated façades that create a distinctive living experience, combined with a serene green courtyard visible from every residence.

The U-shaped building complex wraps around the central courtyard, its articulated façade and zoning creating visual interest from every angle. Residents enjoy barrier-free elevator access, radiant floor heating, authentic wood parquet, and an underground parking structure with 60 spaces. Private balconies and gardens further enhance the living experience. Following the developer's rigorous standards, all interior materials and finishes have been tested and certified free of harmful substances.
