A Historic Boiler House Finds New Purpose
Industrial Heritage Reimagined for Modern Living
This redevelopment project brings industrial character to life at the heart of Neue Bahnstadt Opladen in Leverkusen, establishing itself as a vibrant landmark in this dynamic neighborhood. The historic boiler house will be transformed into a mixed-use residential building featuring dining and hospitality spaces, complemented by a contemporary extension. As a protected heritage structure, the original interior boiler systems and façade will be carefully preserved.
The historic boiler house stands as one of the most distinctive industrial landmarks of Neue Bahnstadt Opladen. From its construction through 2003—when the railway repair works closed—it supplied steam and hot water throughout the facility. The redevelopment will deliver 32 furnished apartments and shared living spaces (ranging from 22 to 72 m²), along with two commercial units and a restaurant area with generous outdoor terraces, across 1,600 m² of lettable space by 2021.
