Charlie Living – A New Residential Quarter at Checkpoint Charlie

Checkpoint Charlie stood as a global symbol of the Berlin Wall's impassable divide. Three decades after the Wall fell, GRAFT Architects brought a new vision to this historic crossroads—where East once met West—with Charlie Living, a groundbreaking residential project. Every square meter carries the weight of history: the Wall ran directly along Zimmerstraße, severing the baroque old town. The newly developed site stretching north from Zimmerstraße to Mauerstraße once formed part of the notorious "death strip" in Friedrichstadt.

The challenge was to restore a fragmented neighborhood—filling gaps left behind by demolition and urban decay. Rather than impose a single architectural vision, GRAFT drew inspiration from traditional block structures, arranging multiple distinct residential buildings to create a living, breathing public realm. A dramatic V-shaped incision marks the entrance—a architectural canyon lined with jagged, stepped volumes that guide visitors from Zimmerstraße through to the heart of the complex. Each façade tells a different story, deliberately varied to evoke an organic settlement rather than a monolithic development. This strategic cut also floods the interior courtyards with natural light. Residents enjoy exclusive amenities including a shared rooftop terrace, club lounge, fitness center, and dedicated concierge service.

The journey through Charlie Living culminates at Gap Point Charlie, a hotel whose verdant green-paneled façade faces Mauerstraße—arguably the most prominent address in the quarter. All four buildings are rendered in warm browns and graphite tones, yet each maintains its own distinctive character. Jagged balconies, sculptural window boxes, and integrated greenery create visual rhythm—balancing regularity with unexpected asymmetry. Monotony has no place in this thoughtfully composed ensemble. The development comprises 243 rental apartments total, complemented by retail and commercial spaces on the ground floors, plus the 48-unit Gap Point Charlie hotel featuring internal access and underground parking on Mauerstraße. Residential options span two to seven rooms, ranging from 40 to 300 m², across a total gross floor area of 33,100 m².

The interior courtyard's abundant greenery—designed by landscape architects Man Made Land—evokes a tropical oasis, its lush character sustained by strategically selected heat-resistant plantings.
