A Live-Work House on Lake Wannsee
Nestled among Berlin's pre-war villas, an elegant brick residence rises from a narrow lot. Standing just steps from the Kleiner Wannsee, this slender, four-storey structure cuts a striking silhouette—tower-like in proportion, distinctive in its refined presence. The dark brickwork appears almost violet, its surface alive with varied tones and textures. The garden amplifies this palette with blue-violet blooms, while the pitched gable roof faces the street with quiet grace. The gently sloping site allows the ground floor to nestle partially into the hillside. Within its 300 m², the house serves a dual purpose: a home and workspace for its owners, positioned perfectly for quick access to water and nature—amenities that significantly enhance the appeal of this location.
Underfloor heating powered by an air-source heat pump brings the residence to KfW Efficiency House 55 standard. Highly insulated brickwork and triple-glazed panoramic windows work in concert to regulate interior climate—retaining warmth in winter, cooling spaces in summer. Strategically placed corner windows expand sightlines and flood interiors with natural light, while the remaining large aluminum windows offer flexible ventilation and control. A single modest balcony graces the upper floor.
The interior showcases equally refined craftsmanship. Tall, slender doors echo the building's vertical aesthetic, while oiled oak plank floors establish warmth throughout. Open-plan layouts amplify the sense of spaciousness, and flush-mounted, tiled showers with premium fixtures create spa-like retreats. Smart home integration meets contemporary needs through integrated multimedia connections. A thoughtfully terraced garden landscape completes the picture.
