This replacement building for a residential and commercial complex in Sterkrada represents a thoughtful addition to the urban landscape, seamlessly merging functional design with visual appeal. Situated within easy reach of Sterkrada's town center and the Volkspark, the project is the result of meticulous planning and execution by Meier-Ebbers architects and engineers, commissioned by developer Novoto Invest. The building's defining feature is its striking red clinker brick façade, which creates a bold accent at the intersection and commands attention. Its carefully proportioned stepped form integrates harmoniously with the surrounding neighborhood.

The L-shaped structure rises to its full five-story height along the main street, then gracefully steps down to three stories on the flanking sides. This measured approach respects the surrounding urban context while adding distinct value to the development. The stepped silhouette creates an elegant aesthetic and simultaneously generates private outdoor space for the residential units. The red clinker facade—with joints tinted to match—echoes the prevalent masonry palette of neighboring buildings. Floor-to-ceiling windows follow a disciplined grid, delivering visual clarity to the façade composition. Along the main street, the ground floor accommodates two retail spaces of approximately 100 m² each, with remaining floors dedicated entirely to residential use. The entries to all 33 units open onto the traffic-calmed zone and function as subtle vertical design elements, elevated and slightly recessed. Vehicle access to the underground garage, 14 surface parking spaces, green areas, and tenant gardens with south-east exposure occupy the building's rear section. A three-meter grade change from street to rear boundary has been carefully terraced throughout the site. Tenant gardens and landscaped areas are contained by planted embankments finished with retaining stones, extending the terraced language into the outdoor design. Apartments range from 40 to 150 m² and offer 2.5 to 4.5 rooms. Two exceptional penthouse units anchor the composition—featuring expansive terraces, floor-to-ceiling glazing that floods interiors with light, and flexible open-plan layouts. Most units enjoy balconies and/or terraces depending on their position. The naturally lit underground garage accommodates 16 vehicles and 33 bicycles, with dedicated storage for strollers, a laundry facility, tenant lockers, and mechanical spaces. The fully accessible building houses two elevators, achieves KfW 55 certification, and employs district heating paired with radiant floor systems. Extensive green roofing caps the structure.
