Single-family home with refined geometry on a challenging site
A restrained design language and a single-color palette define this detached home in Offenbach-Rumpenheim. The team drew inspiration from the "classic house"—the kind children instinctively sketch: a building conceived with one continuous line, pen never lifting. This monochromatic approach reinforces the design's uncluttered purity. As architect Daniel Schmidts explains: "A house is a house. It draws its character from the spaces within, not from ornamentation." The choice fell to white—proven across southern climates as an effective strategy for keeping interiors cool during summer heat. Warm wooden accents appear only at the entrance and the two dormer windows, bringing tactile contrast to the crisp geometry. This clarity extends throughout the interior, where concrete and wood engage in dynamic dialogue, delivering both security and a sense of refuge.
Bringing this luminous monolith to life presented real challenges: the site was originally zoned for a semi-detached unit flanking the existing southern structure. Creating a standalone home here required considerable urban planning finesse, particularly given the triangular footprint. The result is a triumph—a generous, naturally light-filled residence spanning three stories that sits gracefully within its context, simultaneously restrained and boldly present.
The ground floor adopts a loft-like sensibility, featuring a soaring double-height volume with gallery that accommodates cooking, dining, living, guest WC, and building systems. Recessed, dimmable LED fixtures above the kitchen island and guest WC establish a warm, inviting ambiance. The kitchen anchors the ground floor, serving as the natural connector between living and dining zones. Exposed concrete steps descend from the heart of the floor to the upper level. Here, a master bedroom with ensuite bath, study, and utility room provide distinct zones for rest and work. The bathroom employs switchable privacy films that preserve daylight while ensuring complete seclusion, while a freestanding tub and floor-level shower compose a serene retreat. An LED-accented staircase guides you to the bright upper floor, where two identically proportioned children's rooms reside. The living area, dining zone, and garage all open to a newly landscaped garden wrapped by a generous terrace and thoughtful seating alcoves. This energy-efficient residence incorporates intelligent KNX building systems for sustainable living—notably achieving performance without traditional insulation. Sheet steel roofing reinforces the project's geometric clarity.
