Living in Colour – The New Hofmark District in Milbertshofen

Branded as "Hofmark am Olympiapark," a vibrant new neighbourhood emerged by 2023, featuring five development parcels distributed across four architectural practices. Beyond offices and a childcare facility, the district comprises 215 residences—approximately one-third supported by social housing initiatives. The term Hofmark traces its roots to the Middle Ages, originally denoting lands held by the church or nobility. Here in Milbertshofen, this historic designation endures, despite the area's recent commercial past. Located in northern Munich, the site is bordered by Moosacher Strasse to the north, Preussenstrasse to the south, and Lerchenauer Strasse to the west. Bayerische Motorenwerke, initially confined to the Petuelring's far side, gradually expanded its production facilities southward across the Mittlerer Ring, now defining the development's eastern edge.

Robert Meyer and Tobias Karlhuber Architects claimed first prize in a competitive commission for four residential buildings on parcel 2, delivering 172 apartments alongside underground parking. The defining design gesture is the comb-textured parapet bands paired with boldly cantilevered balconies, their striking diagonal edges creating sharp visual punctuation. The zigzag motif pays homage to motor gears and the neighbourhood's industrial heritage. Staggered balcony placement disrupts the rigid building masses, creating visual dynamism across the urban composition.

The colour palette amplifies the design vision—a calm lime green and restrained dark red work in complementary dialogue, their interplay intensifying both chromatic and luminous impact. Staggered, recessed floors unlock valuable roof terraces. Buildings B, C, and D employ an ingenious double helix staircase system—two interlocking flights occupying nearly the footprint of a single conventional stairwell. This dual-egress strategy eliminates the need for exterior fire escape zones in the courtyard, preserving the expansive landscaping—the district's verdant heart—and ensuring residents enjoy exceptional outdoor living quality.
