"6-Seen-Wedau" is reshaping the future of housing and urban life

Waterfront living close to the city centre yet peacefully set in green space. Room for every lifestyle. Smart, sustainable housing concepts designed with the future in mind. At first glance, this sounds like familiar real estate marketing speak. But look closer, and it reveals itself for what it truly is: a vision for tomorrow. "A vision we're committed to delivering," affirms Bernd Wortmeyer, managing director of GEBAG, Duisburg's municipal housing authority.

GEBAG is leveraging over 120 hectares of land development across the city to shape Duisburg's future. One of three flagship projects sits in the city's south, where these aspirations will take concrete form. On 60 hectares along the Sechs-Seen-Platte, a major German urban development is rising: "6-Seen-Wedau." Built on the former railway maintenance yard, the project will introduce around 3,000 homes—a regionally significant residential quarter defined by waterfront living, excellent infrastructure, education and childcare facilities, and abundant leisure options. The district will showcase a diverse mix of high-quality housing types and price points, across both owner-occupied and rental segments. Four distinct neighbourhoods are taking shape, each with its own architectural character and design focus. "But across all four neighbourhoods, we're maintaining rigorous quality standards and sustainable, forward-thinking planning," Wortmeyer explains. "6-Seen-Wedau will be a flagship project that sets standards far beyond Duisburg's boundaries—which is why we demand the same vision and excellence from our investor partners as we develop this project together."

Marketing efforts over the past two years have proven remarkably successful: two of the four neighbourhoods are nearly fully allocated. Now the application phase is open for the first three lots in the "Am Uferpark" district. This southernmost neighbourhood will feature predominantly low-density residential development—single and multi-family homes—fronting the public waterside park with direct water access.
