The Perfect Bridge

Seven-storey landmark anchoring an inner-city block and reshaping the intersection

Located at a prominent street corner near Offenbach's main railway station, the seven-story building designed by FFM-Architekten Tovar + Tovar marks a distinctive terminus to an inner-city block while simultaneously restoring a Wilhelmine-era corner typology. The trapezoidal lot at the street intersection was designed not only to complete the block edge, but through its clear architectural language, to characterize the intersection zone and activate the streetscape with public functions—namely a kiosk-café.

Through its classical composition—a plinth level housing the kiosk, an entrance hall and storage facilities on the mezzanine, a four-story primary mass featuring gallery-access apartments, and two staggered upper floors with maisonette penthouses—the building references the Wilhelmine-era development along Rathenaustraße. Simultaneously, it adopts its defining design elements, such as horizontal articulation of the façade, eaves cornices, and vertically organized window rhythms. The design also responds to the adjacent post-war architecture along Luisenstraße and at the intersection, with its light, monochromatic palette, recessed entrance zones with loggias, and staggered flat roofs. The monochromatic new building is rendered in a warm, light sand tone, carefully calibrated to complement the masonry elements at street level. In contrast stand darker bronze metallic elements and timber-toned window frames. Thus, the building naturally mediates between Wilhelmine structures and post-war development.
