Office complex with campus character in Bochum's innovation quarter
Mark 51°7", the approximately 70-hectare site of the former Opel automobile plant in the east of Bochum, has long since become a sought-after location for technology and knowledge-oriented companies, where a wide variety of (future) industries, institutes and cutting-edge research have settled. In this innovation quarter, the "Office Campus 51°7" office complex with an associated multi-storey parking lot has now been completed, which the Harpen Real Estate Group realized in three construction phases with Goldbeck as general contractor.
The result is an ensemble of five modern and barrier-free buildings, which are connected by an attractive green inner courtyard with a high quality of stay to form a campus. The first new building, completed in December 2017 on a 4,500 m² plot with 3,200 m² of office space and 85 outdoor parking spaces, was the first ever new office development on the site. In summer 2020, the tenant moved into the second new building with 3,000 m² of office space and 70 parking spaces on a plot of almost the same size. The third and largest construction phase of the "Office Campus" was completed in the middle of last year. The three buildings with a total of 10,300 m² of office space offer companies such as Goldbeck, CGI and BeSocial workspace for over 900 employees. A parking garage with 250 parking spaces and numerous e-charging stations was also built. All buildings are united by a clear cubic architecture and the Corten steel design element, which runs through all five buildings and can be found, for example, in the striking entrance areas. The recently completed buildings meet the standard of an Efficiency House 55 ee; renewable energies account for at least 55% of the energy required to heat and cool the buildings. These buildings have also been awarded DGNB Gold certification, which documents the criteria for sustainable and climate-protecting measures in their entirety. In terms of technology, several PV systems, heating and cooling via certified energy floors, a mechanical ventilation system with heat recovery and external sun protection should be highlighted.
The depth of the buildings and the concentration of cores and ancillary rooms in the central zone meet the requirements for flexible floor plan structures in contemporary office spaces. For example, pre-equipped floor tank grids and adaptable room-by-room control of the heating and cooling capacity make the spaces as efficient and flexible as possible. In addition to meeting rooms and concentration workstations, the modern office worlds also offer spacious communication and collaboration areas. The landscaped inner courtyard with attractive places to linger also makes a significant contribution to relaxation and as a meeting place.
