The Glückstein-Quartier was developed in a central location in Mannheim, right next to the main railway station. The project was developed from a 21 railroad project from the 1990s, on the former track and operational areas of DB Bahn and a former industrial site. When completed, 170,000 m² of space for offices, administration and science as well as 90,000 m² of residential space will have been created here.
The new quarter has also been home to the City of Mannheim's Technical City Hall since 2021. The building, designed by the architectural firm schneider + schumacher from Frankfurt and built by GBG, has a gross floor area of approx. 29,300 m² with 13 full storeys at a height of 56 meters. It forms a well-proportioned urban block with a high-rise section as a corner accentuation and an inner courtyard. At the main entrance to the building, on Glücksteinallee, the structure forms a two-storey, approximately 4.5-meter-wide setback for pedestrians. The design of the property - a KfW Efficiency House 55 standard - makes it clear that it is a public building: The first floor is open and transparent towards Glücksteinallee, the structure of the meeting area with the public usage areas is set back and the roof garden on the 2nd floor is adjoined by a window-like recess towards the southern tangent. The quarter, which is integrated into the popular Mannheim district of Lindenhof with its established supply infrastructure, offers proximity to Mannheim city center, the Stephanienufer recreational area on the Rhine and Mannheim's main train station.
