Multifunctional triplets
Three identical buildings in a business park for innovative technologies
Munich has developed into one of the world's most important technology hotspots. For some years now, the AeroSpace & Technology Park Oberpfaffenhofen technology cluster, or asto Park for short, has been under construction in the south of the state capital at the local research airport. The former no man's land has become a prosperous business park, as it is located in the immediate vicinity of Oberpfaffenhofen Airport, which is of course a major plus point for the location.
The Munich-based firm LMT3 Architekten was commissioned to construct three identical production, development and administration buildings on a site in Dornierstrasse. The brief was deliberately aimed at young start-ups from the technology sector whose space requirements could not yet be precisely predicted - precisely because the future tenants had not yet been determined. The top priority was therefore the flexibility of the premises. LMT3 Architekten solved this problem with modules that offered a wide variety of possible uses. The buildings are like two peas in a pod. The adaptation to either production, research and administration on the inside can also be seen on the exterior façades. The façades are black and white and, like a chessboard, black and white surfaces lie next to and on top of each other. By positioning the windows in every second grid field, the interior walls can be arranged as desired on the underlying office grid, ensuring that there is always sufficient light. The windows are staggered in relation to each other on each storey and fitted with panel fields at the sides. They are positioned in such a way that they conceal the supporting structure of the building behind them. This constantly recurring grid runs in the same rhythm across the entire exterior surfaces - this pattern is only interrupted by the main entrances in the middle of the front sides.
The buildings were completed in 2019 and it turned out that the workspaces at this location were in high demand. A high-tech cluster has been created here that continues to attract new innovative companies with future-oriented jobs. In the meantime, an energy center with a combined heat and power plant has also been opened on Dornierstrasse, which can save 450 tons of CO₂ per year. There are parking spaces in the basement and production or office space on the first floor and second floor, depending on requirements. The regular spacing between the buildings and the forecourts have been converted into grass areas, giving the complex a fresh look. Three companies from forward-looking sectors have now moved into the three LMT3 buildings: Pari, Mynaric and Aentron.
