Panorama with Zip
The "Zipper" in Heerdt captivates with its striking façade and dynamic mixed-use program.
Rising prominently on the Rhine's left bank, the 19-storey "Zipper" commands attention—not merely through its height, but through its extraordinary three-dimensional façade. It signals the arrival of a bold new campus combining living and working spaces, now taking shape on the former grounds of Dominikus Hospital in Heerdt. The Berlin-based architects J. Mayer H. and Partners won the international competition in 2012 with a visionary hybrid residential and medical high-rise: its irregularly proportioned, shimmering metal bands create the captivating illusion of perpetual motion.
The exceptional 360-degree vistas—of the adjacent Rhine and the surrounding cityscape—shape every aspect of the design. The building's signature curtain façade of perforated aluminium creates a dynamic, flowing interplay between open and sheltered areas. To the east, south, and west, the undulating skin opens expansively, offering generous terraces while filtering sunlight and wind. Facing north, the façade largely closes itself, providing acoustic protection from the nearby street intersection and traffic. Like a zipper, the transitions between open and closed unfold seamlessly—a strategy that proved invaluable during the extended design process, enabling the team to adapt fluidly to planning changes. The lower six floors consolidate medical group practices, specialists, and therapists, creating powerful synergies with the adjacent hospital and establishing a prototype for next-generation clinical facilities of regional significance. Above this broad base, fourteen residential floors taper gracefully skyward, housing apartments with varied floor plans that enliven the neighbourhood's character. Bright, light-filled living spaces open onto generous terraces, balconies, loggias, and roof gardens. Folding and sliding glass doors offer wind shelter, transforming these outdoor rooms into usable winter gardens. The uppermost floors feature a penthouse with ceilings soaring above eight metres and an expansive private roof terrace. By seamlessly merging residential and commercial functions, the "Zipper" exemplifies a new generation of high-rises pursuing innovative hybrid mixed-use programming. It achieves density while genuinely enhancing Heerdt through its rich, diverse programme.
