Will future mobility concepts change the number of parking spaces in construction projects?

An interview with Marian von Mitschke-Collande

With shared mobility and the switch to (e-)bicycles, cars will become less and less important in cities in the foreseeable future. In the long term, there will also be fewer or different parking requirements. Is that true? CUBE asked about a current construction project in Munich. Giesecke+Devrient Immobilien Management GmbH is developing the 42,000 m² DER bogen commercial campus at Giesecke+Devrient's headquarters in Prinzregentenstraße by the end of 2024 - an ensemble with high architectural and urban planning standards. The design by Munich-based architects HENN for the global corporation, which was founded in 1852, envisages two sculptural buildings that are intertwined in the form of an infinite loop and offer versatile office space, green courtyards, retail outlets and restaurants. Matteo Thun created an extraordinary design concept for the interior.

CUBE: How important are (employee) parking spaces these days when designing a new-build project?

Marian von Mitschke-Collande, Managing Partner of developer DER bogen GmbH & Co. KG: That depends on who is to move into the property. Law firms, for example, often have a classic corporate culture. They value fixed parking spaces. For start-ups or technology companies, on the other hand, a good public transport infrastructure, car-sharing services and bicycle parking spaces are more important at the office location.

Are there any new ideas for parking spaces for cars/employee parking spaces in your new building project and which ones have been implemented?

Marian von Mitschke-Collande: With our business campus "DER bogen", which we are building in Munich-Bogenhausen, we are appealing to conventional and unconventional companies. That is why we are focusing on a mix and are building a total of 400 parking spaces for cars and 300 for bicycles.

The parking spaces are available to tenants 24/7. At weekends, on public holidays and at night, they can also be used by neighbors. The utilization of the garage is controlled via a digital parking guidance system. Parking spaces can be reserved via an app - at the time they are actually needed. In this way, the landlord can utilize 100% of his underground car park. This would not be possible if the parking spaces were only rented out to a fixed number of people."
