Brüneo in Brühl: Co-working Space Designed with Sustainability in Mind

For over a century, a sugar factory defined the eastern landscape of Brühl. When production ended in 1990, the Bergerstraße site sat dormant until recent years brought new life: a residential development and small business district emerged from the industrial past. Brüneo marks a bold new chapter in this transformation. Designed by Cologne-based Kraus Architekten & Ingenieure in partnership with the developer, this two-storey office building reimagines what a business centre and co-working hub for startups and SMEs can be. Sustainability and resource efficiency shaped every decision—from construction methods through daily operations.

The building stands as a refined sculptural form. Its long, sleek profile employs reclaimed demolition bricks for its façade—a resourceful choice that also speaks to design intent. The façade's textured rhythm, articulated by rhythmic pillars and punctuated by arched brick openings on the upper level, deliberately honors the site's industrial heritage. Inside, the exposed structural system reinforces this narrative: a minimalist steel framework reduced to essential columns not only supports the predominantly open-plan gallery level but enables maximum spatial flexibility. Within approximately 1,100 m² of net floor area, this flexibility fosters modern, adaptive work: a thoughtful mix of collaborative zones, private offices, and co-working areas generates a vibrant, energizing atmosphere. An outdoor terrace invites respite on sunny days. The interior design philosophy embraces reuse without compromise—upcycled tables from scaffolding planks and coat racks fashioned from reclaimed copper pipes create an authentic character. Raw steel beams and gallery railings retain their weathered patina, while simple precast concrete steps define the multifunctional entrance and gathering space. Exposed building systems under visible concrete ceilings complete this industrial-creative aesthetic. Built to Passive House standards, the building draws district heating from Brühl's municipal system. Concrete core activation distributes temperature control throughout workspaces. A controlled ventilation system with heat recovery achieves up to 82% thermal efficiency. Hot water is provided on-demand and locally within restroom areas. An integrated photovoltaic array generates the building's electricity, while intelligent LED lighting delivers additional energy savings.
