Setting new standards for ecologically and socially responsible office design

Since 1964, the high-rise that once housed Unilever's headquarters has shaped Hamburg's skyline. Today's Emporio Tower stands as one of the city's most iconic examples of post-war modernism. Under the banner "New Work meets Sustainability," Elbstrand & Mannschaft and Green Transformation Consulting partnered closely with employees to design a contemporary workspace spanning three floors for investment firm Aquila Capital.

The planning team set their sights on an ambitious target: DGNB Platinum certification for interiors—an achievement rare among office projects worldwide. The foundation was a comprehensive analysis of the existing building, balancing the architectural heritage of this protected structure with the evolving needs of its future occupants. The building's distinctive Y-shape unlocked diverse spatial possibilities across 4,500 m², thoughtfully orchestrated around a mix of open and enclosed areas. The result: individual offices, open-plan zones, think tanks, conference rooms, and phone booths for focused work—all supporting desk sharing and hybrid work models. The design itself breathes inspiration. Each of the three wings carries its own distinct identity through carefully curated materials, color palettes, and furnishings, creating visual richness while maintaining clear wayfinding throughout the floors.

Sustainability and circular principles were woven throughout the project. Existing insulation, drywall profiles, and carpet tiles were salvaged on-site and repurposed, dramatically cutting material waste and CO₂ emissions. Non-toxic materials, biophilic design elements, ergonomic solutions, universal accessibility, and thoughtful acoustic design all work together to nurture employee well-being. To safeguard ethical supply chains, Green Transformation Consulting verified transportation practices and labor conditions at every material source. With this project, Elbstrand & Mannschaft have redefined what responsible office design can achieve—creating a workspace that excels in both aesthetics and function while advancing a more sustainable future in building and work culture.
