Vereinigte Bonner Wohnungbau AG (Vebowag) has moved into its new headquarters in the southern section of Godesberger Allee. The new building, which was designed and built by Bonn-based architects BauWerkStadt, combines a prestigious exterior with a sustainable energy concept. 

The compact, clearly structured building is part of the long-term urban redevelopment plan for the four-lane Godesberger Allee. To create distance from the busy road, a forecourt was added in front of the five-storey stand-alone building, emphasising its prestigious character. The central main entrance, offset from the building's axis of symmetry, leads to the foyer area with reception and a solid internal access core. In addition to stairwells and lifts, this area also houses sanitary facilities and all the necessary technical areas. This simple, compact access concept, in combination with the column and façade grid positioned in the office grid, provides maximum freedom to respond easily to changing tenants, different office requirements and uses. The floors can be used completely flexibly and without spatial restrictions: from individual offices to open-plan spaces, all office formats are possible on the floors, which comprise 2,500 m² of rental space. The exterior appearance of the building is also clear and harmoniously structured, with its façade of double-shell brickwork and large glass surfaces. The perforated façade with floor-to-ceiling windows of equal size on all sides creates a pleasant working environment. Relief-like recesses in the masonry accentuate the window openings and at the same time give the façade a three-dimensional depth. This creates an interplay of light and shadow that makes the building appear different at different times of the day. In addition, an energy concept comprising components such as geothermal energy with 18 geothermal probes reaching a depth of almost 100 metres, photovoltaic panels, e-mobility in the underground car park and extensive green roofing guarantees a future-oriented, sustainable building. BIM-based planning not only guaranteed an efficient workflow for all disciplines involved in the project, but also led to sustainable life cycle management of the building.
